The Oakville Senior Citizens Residence (OSCR) contains a 12-storey independent living apartment tower, and a 9-storey residential tower, that are connected by an underground parking garage and main-level amenity rooms. The two buildings were originally constructed in the 1970s by the Ontario Housing Corporation.
The Region of Halton Hills was required to complete upgrades to the OSCR to accommodate new legislation pertaining to automatic sprinkler systems for retirement and assisted living buildings. RITESTART completed life safety upgrades to ensure the buildings met the new legislation.
Work involved: 1) Supply and installation of one new 50kw exterior pad mounted generator for emergency service of the new 500 gpm fire pump, with automatic transfer; 2) Supply and installation of new fire sprinkler system, fire alarm system, and related pumps/valves/panels etc. throughout both buildings and common areas; 3) Site work related to new generator pad and duct bank installation; 4) Replacement of existing watermain and addition of a second watermain to facilitate new fire protection system.
The project was performed in multiple phases because residents were required to vacate the floors while work was being performed. Access to specific floors was provided between 9am and 5pm. We planned and coordinated to ensure that all areas affected by construction were cleaned and left clear after 5pm, as the residents returned to their suites. Work in common areas were performed during after-hours.
